Spec build at White Rose Office Park boosts office market

Munroe K, owner and developer of White Rose Office Park in Leeds, has announced the decision to proceed with speculative development of the final 35,000 sq ft office building at the office park close to Elland Road.

 

Plans for the new building, known as 3 Munroe Court, have been on the drawing board since planning permission was received in 2008 and it has now been confirmed that building will start on site this April.

 

The self-financed project is a bold move with Munroe K confident of securing early occupier interest. Their last two buildings secured lettings from WSP and West Yorkshire Police within just weeks of their completion in 2007.


Commenting on the announcement, David Aspin said; ‘‘Signalled by improving occupancy levels and an ever increasing demand for brand new office accommodation, by deciding to go ahead with a speculative build I will be in a position to offer accommodation of the highest quality with immediate availability.


"With unrivalled on-site facilities I believe we will be able to attract further blue chip occupiers to White Rose Office Park to sit alongside the likes of 02, WSP, HSBC and DePuy."

Architect Carey Jones has been appointed to design the building and will work with an environmental consultant to create a building that is not only modern, functional and aesthetically astute but one that is also sustainable in meeting with growing demand for energy efficiency.


New occupiers will benefit from Grade A specification offices as well as existing top class facilities at the park including a restaurant, coffee shop, gym, luxury therapy rooms, underground parking and on-site 24 hour security.


Joint lettings agents on the park are Jones Lang La Salle, Knight Frank and DTZ.
